The supply of homes on the market is down 28% from last year, and sales are running strong. So far, the number of closed sales is trending about 7% higher than last year, but I expect this number to grow, because the number of pending sales is up dramatically.<br />

<div><em>          There are winners and losers in every market. For the past few years we considered the losers to be, sadly, those who lost their homes to short-sales and foreclosures. Now, with a growing number of buyers chasing a dwindling supply of homes, and with multiple offers commonplace, the losers are those buyers who are losing to higher offers or to offers with more cash behind them.<br />

Perhaps! For the Conejo Valley, the February 2012 supply of homes and the number of homes entering escrow set encouraging benchmarks. At day’s end on February 29, there were only 580 active listings, fewer than at the end of 2011 (see last month’s spin). In fact, we’ve not seen such low inventory since the first half of 2005 and then again in the last quarter of 2009 and early 2010. </p>
<p></em>Meanwhile the number of opened escrows – a leading indicator – hit 300, a number not repeated since 2005. For the past year we’ve dealt with a low supply of homes throughout the Conejo Valley, but demand has been light. </p>

<p>According to a recent NAR survey, nearly one-third of all existing homes sold recently were either short sales or foreclosures.  For many real estate professionals, short sales and foreclosures are the new “traditional” transaction.  REALTORS® who have earned the SFR certification know how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities.</p>
<p>“As leading advocates for homeownership, REALTORS® believe that any family that loses its home to foreclosure is one family too many, but unfortunately, there are situations in which people just cannot afford to keep their homes, and a foreclosure or a short sale results,” said 2009 NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth. “Foreclosures and short sales can offer opportunities for home buyers and benefit the larger community, as well, but it’s extremely important to have the help of a real estate professional like a REALTOR® who has earned the SFR certification for these kinds of purchases.” </p>
<p>The certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers, and limit risk, and provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves. To earn the SFR certification, REALTORS® are required to take one core course and three Webinars. <p>The second specialty market brand developed by the Henry Boney family, who sold their </a><a href="http://en.wikipedia.org/wiki/Sprouts_(grocery_chain)">Henry&#8217;s Farmers Markets in 1999</a>, Sprouts has sprouted onto the scene as an alternative food store of healthy, organic, local, fair-trade options (did I miss any buzz words?). Located at the site of the old Circuit City, in Thousand Oaks near <a href="http://www.shoptheoaksmall.com/">The Oaks Mall</a>, <a href="http://sprouts.com/content.php?frameSrc=http://sprouts.com/locations/">Sprouts</a> is definitely a destination store – and it’s worth the trip. There are gluten free products, local produce at, believe it or not, local prices, fresh (really fresh) meats and fish. Oh, yes, there’s a selection of low-carb food too, as well as “bin” coffee and grains.</p>
<p>Prices are surprisingly modest. Some would say (although lately the charge is not entirely fair) that Sprouts is Whole Foods without the whole paycheck.</p>
<p>Take a check, check it out, and enjoy a fresh Sprouts meal tonight.</p>

<p>At one time all were shelter pets. They have since been adopted and are now the poster children for a new series of stamps that will go on sale on 4/30/2010. The new 44-cent was designed by Derry Noyes of Washington, D,C., with photography by Sally Andersen-Bruce. Bindi Su, Jake Teddy and the other models are from the photographer’s home in New Milford, CT. All have found homes. With these 10 stamp designs, the U.S. Postal Service hopes to raise awareness of the need to adopt shelter pets.</p>
<p>During the campaign, <a href="http://www.stampstotherescue.com/thecampaign.asp">Stamps to the Rescue</a>,  along with Conejo Valley property owner Ellen DeGeneres and Halo: Purely for Pets, will give shelter pets around the country a “First-Class Meal,” donating a million meals to animal shelters around the country. (DeGeneres is a co-owner of Halo).</p>
